This may work for city supplied water but for well water it doesnβt work. I tried two different Dewalt cordless impact guns. The old 18V didnβt have the power but the new one had plenty of power but it felt like either the 1/4β drive shaft was going to snap or the valve body which for some unknown reason was not properly secured to any wood inside the wall made it feel like I was going to cause leaks in the line feeding the valve. At no time was there any hint of movement using the extraction tool. Now itβs another tool that looked like it would work but didnβt. Also there is no reason for this expensive tool to have a tiny 1/4β drive shaft on it, it should have been 3/8β.

My 44 year old Symmons valve started acting up, and I went looking online to see how to fix it. Came across Royal Flush's youtube illustrating how to rebuild the value using the Zip Seat Extractor. I happen to live in Middlesex County MA, but outside of RF's service range, but the main reason I hadn't called my usual plumber to fix it was I figured it couldn't be that hard as long as you have the right tools and someone to show you how. Anyway, with this tool, it took about 30 minutes from start to finish to rebuild the valve. The hardest part was the knob was corroded onto the valve stem. After messing with that for almost 10 minutes, I simply cut it off with a hacksaw. The rest went smoothly. I can see how without the Zip Seat Extractor, I'd have been trying all weekend to get the seats out, and Lord knows how I'd have screwed the new seats in. With this tool, about a minute or two to extract, another minute to put the new ones in. I spend more time playing with the stop screw to try to figure out "how hot was too hot" than anything else. In the end, I just made the turn range the same as it was before I started. Anyway, great tool. BTW, between our house and a cabin in Vermont, we have 4 showers with these Symmons valves, so this isn't a once & done tool. Two of the others are of comparable age to the one I just fixed, and the "young one" is in a cabin build 19 years ago. I'm sure I'll be using this tool again pretty soon.

This tool worked as good as the video that shows you how to use it. It took me literally less than 10 minutes to rebuild the whole valve assembly with thanks to this tool. Itβs a little bit pricey but definitely worth the money, my valve was 20 years old and it took it out with no issues. I would highly recommend this tool to anyone thinking of rebuilding a Simmons valve assembly.

Itβs a tad expensive for what it is, but it works and thatβs the bottom line. They recommend using an impact tool with it, so I had to go out and buy one for $89, (Ryobi, tool alone, no batteries or charger.) but it was still way cheaper than hiring a plumber. Now I have the tools for my other bathroom and my Sonβs house when needed. I totally agree with using the impact tool. I can see where a normal drill would probably burn out with all of the torque that is needed. The bottom line is donβt be cheap. Get the right tools upfront and save yourself a whole lot of aggravation!

I bought this set thinking that if I was able to get the seats out with the tools provided with the valve, I would leave this sealed and return it. Sure enough, they were not budging with the included tools and we were feeling that we would strip them if we kept going. Once we tried it with this tool, they came out exactly as easily as advertised and the job was done in no time. Highly recommend!

This tool made the project go so much easier and more quickly than using the hand tool. The tool is very well made/finished and using this with an impact driver I was able to back out a very old and corroded cold water seal without stripping or damaging the housing. Great value for the money.

Iβve always been a DIY kind of guy, so when I had a plumber give me a quote for over three hundred bucks to rebuild my symmons shower valve I said no way, and decided to do it myself.I YouTubed the whole thing, but the biggest problem was trying to get the seat out since it got stuck in there. I googled how to get it out and came across this zip seat extractor on Amazon. I ordered the tool and stuck it on my drill. Thereβs two bits that come with it so before you pull the seat out, youβve got to try both to see which one fits better on your valve. The first one I tried wiggled a bit, but the other one fit perfectly in there with no wiggle. Once I had the right bit on, it pulled the seat out with no issues.Overall, Iβm very happy with this tool. Itβs well built, and itβll definitely come in handy when the time comes to repair my other shower valves.
