About this item

  • Siloxa-Tek 8500 is a water-based, silane/siloxane engineered to reduce water and moisture intrusion. Will not change the aesthetics, leaving your concrete, pavers, brick and stone with its original natural appearance. This low VOC formula is 100% breathable and non film forming (meaning it will never peel flake or delaminate).
  • Siloxa-Tek 8500 is D.O.T (Department of Transportation) approved and resists surface damage caused by chlorides and deicing salts. It mitigates cracking, spalling and pitting and protects against surface degradation from freeze thaw damage.
  • Siloxa-Tek 8500 is a supercharged penetrating sealer with 6x higher actives than any other water based concrete sealer on the market for long lasting protection that actually last. Resists wind driven rain.
  • Siloxa-Tek 8500 is a commercial grade, impregnating sealer for commercial and residential applications. Its high actives formula is UV stable and will not break down from direct sunlight. There is no change to the surface profile ensuring a non slick surface. Siloxa-Tek 8500 is the next generation of impregnating sealers with smaller active particles for even deeper penetration for unrivaled protection.
  • Excellent water beading effect, easy application with sprayer, roller or brush. Use on driveways, garages, basements, patios, pool decks. Covers up to 250 square feet per gallon per coat. If installed by certified applicator vertical applications can last up to 10 years before reapplication is required.

Product Details:

  • Excellent waterproofing - Penetrates deep within the concrete chemically reacting within the pores and capillaries creating a long-lasting hydrophobic surface that beads water
  • 100% breathable - Non-film forming. Allows moisture within the concrete to escape without adverse effects to the sealer. Does not trap moisture
  • Provides ease of maintenance
  • Protects against chloride ion penetration - Forms an effective chloride screen dramatically reducing chloride ion ingress preventing deicing salt / chloride damage
  • Reduces moisture intrusion - Resists wind-driven rain, prevents freeze-thaw damage, spalling, pitting and cracking.
  • Resists organic growth - Resists lichen, and efflorescence
  • Department of Transportation approved - Meets and exceeds DOT specifications
  • Improves durability - Prevents capillary uptake of water and the aggressive substances dissolved in it
  • Resists freeze thaw and thermal cycling damage
  • Natural flat finish - Does not change surface appearance, UV stable will not breakdown with light exposure
  • Can be applied to cured, honed and polished concrete - Ideal for horizontal surfaces exposed to pedestrian and vehicle traffic, compatible with silicate densifiers
  • Water based - Low VOC’s

Surface Preparation: New “green” concrete must be properly cured. Concrete should obtain 80% of design strength, typically achieved within 14-28 days. The concrete substrate must be structurally sound and clean of oil, grease, dirt, wax, curing compounds, efflorescence, paints, previous sealers, adhesives and other contaminants that might interfere with the penetration of the sealer. Power wash, acid etch or mechanically scarify as necessary to achieve the desired surface condition. Allow for proper dry time before application. May be applied to slightly damp surfaces, although maximum penetration is achieved on dry substrates. The surface-zone moisture content of the concrete should not exceed 4% wt. Do not apply if standing water is visible. Surface and air temperatures must be at least 40°F during application. Surface and air temperatures should not exceed 95°F. Do not apply when temperatures are expected to fall below 32°F within 8 hours or when rain is expected within 12 hours following application. Keep material from freezing. If freezing conditions exist before application, let the substrate thaw before application. Do not apply during inclement weather or when inclement weather is expected within 12 hours. Crack, patching and expansion joint sealants can be applied before or after application; always test for compatibility and adhesion. Protect people, property, vehicles, window glass, roofing materials, plastic products, shrubbery, landscaping and all surfaces not set for treatment from overspray.

Application - Ready to Use: Always test a small area before application to ensure desired performance, aesthetics, coverage rates and to verify application technique. Let test area dry thoroughly, 5-7 days, before inspection. Stir material throughly before and during application. Do not dilute or alter material for purposes other than specified. Two wet-on-wet coats are needed to ensure complete coverage. Apply with a roller, brush or low-pressure non-atomizing sprayer. Apply to saturation and let the first coat penetrate for 5-10 minutes then reapply a second coat in the same saturating manner. Less material will be needed for the second coat. Roll or broom out any puddles until the sealer penetrates the substrate. If it starts to rain, stop treatment and cover the impregnated areas.

Dry Time: Typical drying time is 4-6 hours at 70°F and 50% relative humidity. Cooler temperatures or higher relative humidity can extend the drying time. Treated surfaces will be ready for pedestrian and vehicle traffic within 24 hours. Water repellency will continue to develop within 7 days of application.

Clean Up: Clean equipment, tools and surfaces with hot soapy water. Unused or old material may be disposed of in a waste disposal site in accordance with local, state and federal laws.

Precautions/Safety: Avoid contact with skin, eyes and clothing, do not take internally. Use appropriate safety equipment during application and handling. Please refer to the safety data sheet (SDS) for additional precautionary instructions before use.

Best Performance: Proper application is the responsibility of the user. Will not inhibit water penetration through unsound or cracked surfaces with defective flashing, caulking or structural waterproofing. Spills should not be allowed to sit for extended periods of time, clean all spills in a timely manner. Make sure the most current versions of product data sheets and safety data sheets are being used.

Coverage: 1 coat: 150 - 400 square feet per gallon. 2 coats: 75 - 200 square feet per gallon. Variations in texture and porosity of substrate will affect the coverage and performance of the product.

Using on concrete in a basement and it's pretty good so far. It was easy to apply and dried actually pretty fast. No issues with heavy paint/chem smell either. I barely even noticed any harsh smell at all while doing the section of the basement I've gotten to so far. I'll probably be buying another container or two either online or in person over time as I do the rest of the basement

This product was recommended to me by a friend who recently used it with good results. I used it to reseal my stamped concrete patio. It was formerly stained, which this cannot be used on, but all the stain and sealant was gone. It was easy to apply, dried clear as advertised, and clearly keeps water from penetrating the concrete. It has only been applied for a month or two and has only seen a few rains but no snow yet, so cannot speak to durability or longevity, but seems promising

Application was easy for a novice using a roller and went on even, covering my patio in two coats as instructed. So far has been good for water repellant and dirt cleanup, and did not change the color or sheen of my concrete. Would probably rate a 5 , just need to see how it goes after a few more months.

So yea, a little pricey but after the first rain, it was completely obvious that this stuff was working. The water was actually beading up on contact and literally rolling down the drive way. Crazy.

I have been using this product for the past 6 years on our concrete driveway & sidewalk to seal and protect from salt and road grime during Winter. It does a great job sealing the surface and water beads up on it like a newly waxed car. Application is easy. Just pour it into a garden sprayer, no mixing required. Sprays on evenly and flows out so minimal pooling occurs. Drys fairly quickly too. I will continue to use this product until we sell our house.

Recently ordered my second gallon jug of this awesome product. Sadly, I miscalculated how much I would need for my project and had to split it up over the course of a couple weeks, but the results are awesome. First time using a concrete sealer, this all in one solution makes it easy. Threw it in a sprayer and went to town on my garage and walkway. This second gallon is for the rest of my driveway. So far after a week of rain, the results are great! Water puddles up and bounces off the concrete. Now the first time I ordered this, it came in a product box and an Amazon box, which resulted to it leaking all over my brand new front porch which left a white stain mark due to poor delivery. I messages Amazon but nothing was done regarding this. Not the products fault as the delivery was to blame, but be careful and be sure to evenly spread once you apply. The packaging on the second gallon ordered was much better! Tightly packed in with more cardboard, I could tell they must have had issues with bad deliveries since mine. Glad to see it get fixed and will gladly recommend this product for future projects.
