The Armstrong Commercial floor cleaner is for damp-mopping and moderate to heavy scrubbing. The Armstrong commercial neutral cleaner contains no phosphate and has a low-foaming formula that is great for automatic floor machines. Directions: 1. Preparation for Commercial traffic use 4 to 6 ounces per gallon and a scrubbing pad. 2. Daily Maintenance use 3 to 4 ounces per gallon.

I recently had commercial grade bio spec linoleum installed in a home (as opposed to a business). The manufacturer (Mannington) recommended a neutral ph cleaner, with a dilution of apple cider vinegar being an option - yes, seriously, look it up if you wish). Although the aroma fades pretty quickly it certainly does not smell great when applying it. I’m very pleased with S-485 floor cleaner which does a very good job and doesn’t reek going on. For my appliance the gallon of concentrate is a lifetime supply but I’m pleased to have it.

This floor sealer goes down great with a 3M flat mop waxing kit extremely smoothly on the Armstrong floor tiles. Pictures are of 3rd coat freshly applied. 3 to 4 coats for best results.

This instructions say to use 3 - 4 ounces of produce per gallon of water. I used 3 oz. to test it out. I poured the water in the bucket before adding the floor cleaner to avoid making foam. However.....every time I would squeeze the mop out, it made excessive foam/soap bubbles....so much so that I'd have to squeeze it and squeeze it numerous times to try to get the excessive bubbles off the mop prior to each use. This is a huge floor, so this took quite a bit of time. And even though I put in that much effort to squeeze out the bubbles, there were still excessive bubbles on the mop and then on the floor. Then I'd have to go over that section of floor again to try to get them off the surface.With that much soap being deposited on the floor, there was no way I was going to leave it there. So when the huge floor dried, I decided to give it a damp mop (rinse). It took quite a long time to rinse the mop in an effort to get all of the soap out of it. When I thought it was soap-free, I filled a bucket with plain water, put the mop in it, and then squeezed out the excess water -- only to make more soap foam! So I did that several times, dumped the soapy water from the bucket, rinsed the mop several more times, and again filled it with plain water. Even then there were still some soap bubbles for the damp mop, but by then my back was killing me and I just wanted it over with so I moved forward to damp mop.I will be researching other products to see if they create this much foam and if/when I find one I will be returning this product and switching over.I'm hugely disappointed.
