I have a flat roof and the roofer did a poor job on the edge and over time the edges of the roof lost their seal resulting in leaks . I investigated numerous fixes and this self adhesive roofing seemed like the solution . I had a roofer clean the roof edge and apply this material over the edge adhering it onto the flashing and bonding 5 1/2 " onto the flat roof . It has been on for 5 years looks like new and the most important is it still adheres firmly to the roof and edge flashing . Multi year problem solved. Great product .

Laid down easily, following a straight chalk line. Seems to be doing a good job on a flat, sloping roof. Should overlap 3/4" to 1", over the previous row.

I've used this product several times on buildings that I own with flat roofs. It is expensive but is also high in quality, so you get what you pay for.I have always had to install it by myself which is quite challenging. Having one or two helpers would make a huge difference, but here is what I learned during my solo installs.....1. Get the roof surface as clean as possible (a leaf blower works great), and when applying over existing rolled roofing always use a roofing primer to clean and prepare the surface before adhering. This primer is very expensive but it's worth it.2. It is very hard to keep the roll going in a straight line by yourself. On longer runs I've had to cut it into sections of 8-10 feet to be manageable. With a helper you could probably do a full 33-foot run.3. Try to install on a warm day but not when it is super hot out and also not too windy. The adhesive is VERY STRONG (which is good), but if the roll folds and adheres to itself it is very tough to pull it back apart.4. Unroll and peel small sections at a time and use a roller to avoid getting air bubbles beneath the surface. Any bubbles are very tough to get out once they form. Make sure the edges and seams where pieces overlap are given extra attention with the roller. Having a helper pull on the roll to keep it tight would be a huge help. Once this stuff is stuck down and rolled you can't pull it back up to remove air bubbles even if you want to.

I have a 3'4" balcony on 2nd floor to cover. Unfortunately, MFM does not make a 4 foot wide product, which I could have cut to size. Disaster happened when I tried to install the 3 foot strip flush with a first line of 4" MFM P&S. I tried to do it longitudinally matching the edge of first piece, but in so doing, the sticky side contacted itself, with a lot of folded MFM, sticky side on sticky side. Then I could not practically get it to separate even using a hot air hair dryer. A near $200 strip of MFM was ruined. I was trying to do a perfect job; but the perfect is the enemy of the good. You will read reviews where the complaint is that it would not stick to the undersurface easily & that a heat gun was required. I found that though I could not separate sections where the glue side touched the glue side, I found that this MFM came up rather easily off of the "non-asphaltic polypropylene construction" GAF FeltBuster Synthetic Roofing Underlayment" upon which I had partially laid it. IMHO it is a benefit if it does not stick tight at first -- you need some forgiveness & ability to reposition the MFM if it does not go on straight. I had rather have it that way & then have to apply a heat gun for final stick.I think that laying this peel & stick roofing is too hard for most handy guys who do most of their own home maintenance & repair; you need 2 guys who are skilled as it is hard to keep the roofing straight, peel the peeling (which at times may refuse to come loose in places), and lay the roofing without getting bad wrinkles & accidentally getting sticky side against sticky side. If I had it to do over, I think I would have used either asphalt/stone rolled roofing or the "rubber" firestone roofing for my project. Also, this aluminum is very light relective, so you won't want to use it where it relects into people's eyeballs. I will be coating it with GacoRoof coating (silicone) with a top coat of grey color; I hope the silicone sticks to the Aluminum; we shall see.The 3 Stars is temporary rating; you have to give stars to comment. It could be rated 1 star for the inexperienced, & 5 stars if one is skillful & experienced at using this. But I don't know how it will hold up (especially if you walk on it). Also I don't know what happens if you use it on a sloping roof. Will it be so slick that you will slip on it & slide off the roof or can you walk on it with sneakers???

Product arrived in damaged packaging. Very low adhesion on plywood, won’t recommand without primer or for long time exposure. Will move to higher end product next time

I have used this product on a couple projects and am very impressed so far. Most recently I used it to seal the roof of a shipping container that I am using as a waste storage building. The roof had rusted and was leaking in several areas. I first tried elastomeric roof paint, which helped but did not fix all the problems. Peel and seal to the rescue! It went on easy, stuck down well, no more leaks.Previously I used it on a flat roof addition to my home. The rooms below were warmer than the rest of the house as there is no attic space, only 6" joists. The existing roof was basically black tar paper. I applied the Peel and Seal to hopefully extend the life of the roof, but also for it's reflective value-to make the rooms below cooler in our South Florida heat. It definitely helped with dropping the temperature inside, and I also feel more comfortable walking around on the roof.I would strongly recommend wearing leather gloves while installing, as the edges can be quite sharp.
