UPDATE: Purchased in January and stopped working in March. Batteries were replaced, this was not the issue. I guess for the low cost I should not have expected a long life. We instead ordered the newer version of the same calculator for $30.I ordered this for my mom after her calculator quit working. There are newer versions of this calculator but she wanted to use the same one she was familiar with for her fast-paced sales position. It came just as expected and one day before earliest arrival date. Will order from the seller again if the opportunity arises.

I've had the earlier version for years...probably more than 10...loved it and used it every day. I wasn't sure I would be able to replace it with the same model...this is apparently the updated version...works just as well as the old one...same size...same weight and cover...some new functions added.

This calculater works really well especially if your a Real Estates sales or broker or maybe a mortgage broker. Works really well had mine for almost 10 years and still working well

For merely calculating the monthly payment for a given loan amount, interest rate, and term, there are cheaper calculators that will do as well, although with one or two added keystrokes. But if you are a loan originator who needs to qualify borrowers and know what the front and back end ratios are, this calculator is simpler to use than the HP models I've seen. You can also store tax and insurance rates for quick p.i.t.i. calculations. This is a great little calculator at a reasonable price. It's the best kept secret in the mortgage industry.

Some Real Estate finance calculators require a degree they are so complicated. This one is a breeze. This one is a must for all Real Estate Professionals.

This is a must for all real estate agents and anyone in the mortgage industry. It allow you to calculate figures very quickly. When people ask me how much there payment will be on a 15 year fixed, 250,000 loan at 6% I can tell them in about 30 seconds. Also it is a snap to change just one of the varibles and get the payment on a lower percentage or a different term. I recomend this tool highly.
